1. Smart Serviced Apartments Ltd. ensures confidential handling of all customer data received.
BOOKINGS 2. Bookings can be made by telephone, fax or email by visiting our web-site.
3. Bookings are only firmly reserved upon receipt of a booking reservation deposit.
4. Reservation deposit or moneys are payable by credit card/ cheque in sterling or any other approved or pre-arranged bank transfer payment unto this company's account. Please note that a credit card surcharge applies.
5. Reservation deposits paid are held as a deposit against damage, which may occur to the property, during the period of occupying the property. DEPOSITS 6. Deposits are payable at the time of booking and prior to occupation of flats. So whatever the means of payment is used it must be cleared funds, prior to occupation.
7. Deposits are fully refundable upon departure, provided that no damage has been done and after inspection of the property.
8. Deposits are non-refundable if the booking is cancelled or not taken-up. This is due to the fact that we would have rejected other bookings, once your booking is confirmed by deposit.
9. Deposits are refunded by company cheque or on credit cards, as preferred. PAYMENT OF RENT 10. All rents are payable in advance of occupation of property in other words, the period booked/reserved is to be fully paid-up before or upon arrival.
11. All occupants/tenants must sign a rental agreement in accordance with the laws relating to residential lettings, prior to taking occupation of any property and all the terms in this document will attach to and be a part of that agreement, as well as the booking form. OCCUPYING 12. All occupants/tenants must sign a check-in/out inventory of all the contents of the apartments to be occupied.
13. All rentals are payable in advance of occupation but will be refunded by this company if the booking is cancelled and therefore not subject in anyway to clause 8 above.
14. Although if the occupant(s) choose to vacate prior to the agreed and paid up date there will be no refund, once occupation of the property has commenced. REACTION TIME 15. We will endeavour to respond to any query within 1 working day. DESCRIPTOR 16. The descriptor Smart Serviced Apartments Ltd. will appear on your credit card statement.
INVOICING 17. Invoices are issued prior to occupation. DISCLAIMER 18. Neither this company, or any individual owner will be held liable for any financial loss or damage to the belongings of any person/s permitted to occupy any property or for any injuries sustained by them or any other member of their party. This is of course subject to the usual legal exemptions.
19. It is advisable and prudent to take insurance to cover all or any such loss or damage. GOVERNING LAW 20. The Laws of England and Wales will apply to all aspects of the letting agreement, booking form and the above terms of business. By signing the booking form you accept this term without reservation.
MELIA WHITE HOUSE SERVICED APARTMENTS | TERMS AND CONDITIONS OF BUSINESS
The customer accepts that Smart Serviced Apartments Ltd. excludes all liability of whatever nature under contracts signed by them with Melia White House and that the customer must look to the terms and conditions of business displayed with Melia White House Apartments.
RATES AND GENERAL BOOKING GUIDELINES 1. Rates quoted are per apartment per week (7 nights) and Exempt of Value Added Tax (VAT)
2.Rates include all applicable and supplied utilities, maid service, complimentary use of onsite gymnasium, 25% discount off all food and beverage outlets onsite, and 10% discount of business centre services.

To qualify for further discounted monthly rates, your initial booking or any extension thereto must be for the minimum period required to obtain that rate.

Unless prior credit arrangements have been made, full upfront payment will be required to secure all reservations.
5.
All bookings must adhere to a minimum stay of 90 days.

An AST (Assured Shorthold Tenancy) agreement will be presented for signature to all tenants staying at Melia White House Apartments
7. Rates are valid from 1 st October 2006 to 31 st December 2006 . DEPOSIT 8. A deposit to the value of 6 weeks rent at the time of the apartment being reserved is required in order to guarantee.

All confirmation deposits must be received at the time of booking or at least 14 days prior to arrival, whichever is the later. If not received, the Melia White House Apartments reserve the right to cancel reservations without notice.

Deposits may be paid by credit card upon receipt of the cardholder's signed authority and a clearly legible copy of both sides of said card. Where a corporate/company credit card is being used, the copy of the card must be presented on the your company headed paper.

In some circumstances a letter of indemnity will be accepted in place of a deposit. PAYMENT 12. Unless prior arrangements have been made, full payment of the first month's accommodation is due upon arrival. Security deposits are refundable no longer than 30 days after the departure date and less any deductions for incidental charges occurred.

Payment can be made by cheque or bank transfer, (cleared funds to be received prior to arrival), cash and the major credit cards. Subsequent periods of accommodation will be invoiced/charged in advance to your credit card in monthly periods or part thereof applicable.
14. In all cases, Melia White House Apartments will provide an invoice for the period charged for your records. Any outstanding incidental charges must be settled upon departure. All longer stay guests will be invoiced periodically to ensure their accounts remain in credit. CREDIT AND OVERDUE ACCOUNT CHARGES 15. Payment of invoices is due upon receipt of the invoice, unless credit has been given. If 30 days credit has been given payment is due within 30 days from the date of invoice.
16.Failure to comply with these credit facilities may result in all credit being withdrawn and all outstanding balances becoming due immediately. CANCELLATION 17. Stays of 90 nights or more: notice of cancellation is required 14 days prior to arrival to avoid any cancellation fees being levied (minimum cancellation charge being 25% of total booking).
18. In order to accommodate an extension to rental period when already resident, the above notice periods will apply.

Extension requests received within the required notice period will be subject to availability. EARLY DEPARTURES 20. Residents staying 90 nights or more must give 30 days prior notice if the apartment is to be vacated earlier than the date originally intended, subject to a minimum of 90 days.
21. Longer-term stays will be subject to other minimum stay requirements. Tenancies falling short of such minimum stay requirements will be subject to retrospectively applied accommodation rental surcharges. |
